    Default Foundation repair in SA?

    Anyone in San Antonio have experience with any foundation repair companies around here? Previous owner of my house had Advanced do a little work on the house and now 8 years later it's in need of quite a bit of work thanks to our soil and lack of rain. I'm having Advanced come back out to look at it, but would like to get at least one other company to check it out as well.

    I have a house near Huebner and NW Military that has had piers put down some number of years ago. I don't know how long, the seller wouldn't say. 5 BR, 2800 sq ft. After I bought it, the door frames would shift over 1/4 inch seasonally. Walking through it is like riding a roller coaster.

    Last June we decided to do something about it before a pipe broke or something. We went with chemical stabilization done by Land Stabilizers, (210)653-1787. It cost $4200.00. They inject something around the perifery of the house that causes the soil to stop expanding and contracting. It worked pretty well. We haven't had to adjust a striker plate since. There's a 10 year warranty. They ask you to do a hydrostatic test of the sewage lines before stabilization for the warranty to be effective. That's probably a good idea anyway. If you have a bad foundation problem, it may be do to a plumbing leak.

    We did not do any leveling because, one, it's more expensive, and two, if they break a pipe during leveling, the expense to fix it is on you. Since we would have to lift part of the house 6 to 8 inches, we thought the risk of breaking a pipe was too great.

    If Advance did the house originally, chances are decent that there's a transferrable warranty on the original work. BUT, likely only if you did the paperwork on the transfer. I always encourage folks to get a TRANSFERABLE warranty from a reputable company - there's a trust that backs them. It's worth it's weight in gold at the time of sale. Oh yeah. I'm a real estate appraiser.

    Unfortunately they only did 4 piers around one corner of the house when they worked on it 8 years ago. Based off the measurements he took on Monday, it's the rest of the house that needs work so the lifetime warranty that I do have doesn't help.
