Any garage door repair people?

I'm getting frustrated with my garage door. It's been working fine for 6 years and now lately it's become a pain in the rear. I was having problems getting it to close until I found 2 broken hinges and replaced them. It worked ok for awhile and now it's really bad. Most of the time it will close most of the way and start making a lot of noise from the rollers/track on the last panel or two before it stops and reverses. Sometimes it will go all the way down and then reverse. I end up having to push the button several times to finally get it to go down and stay down. I've checked the safety sensors and they are clear. All the hinges and rollers look ok. I have disengaged the opener and tried the door manually. It seems to be ok, but alittle tough to move on those last two panels. So I'm not sure if the tracks have moved out of alignment or if the spring/cable is messed up or what.

Anyone know about garage doors and can troubleshoot what is wrong?

I had some similar frustrations with my garage door, although not as bad.

My door would go down and then reverse and go back up.

I lubed and greased everything really well. No change.

Checked the safety sensors, cleaned thoroughly - no change.

Adjusted the force setting on the motor. No change. Hm...

Adjusted the safety sensor just a little bit... Bingo! Garage door works fine.

I was amazed that something that looked perfectly straight caused such grief.

Sorry I have no real help to offer, just a little sympathy.

My brother used to install garage doors in a previous life. If you want I can get with him to see if he is still in the know how and put you two together. Let me know.

What kind of door is it (metal, wood, fiberglass)? Does it have slinky type springs, or a windup spring? If it has a wind up spring, do NOT fool with it - they are for pros only.

Over time, the tracks go out of alignment, the grease on the rails gums up, and the rollers seize or become dirty. Lubricate everything well, clean and re-align your sensors, and check your spring tension (if you have the slinky springs).

It's a metal door and it has the big wind up spring across the top. I wouldn't mess with that either. I'll have to find the destructions and try to check the sensor alignment. I imagine the tracks are out of alignment, kind of like everything else on this house with the ever shifting foundation.
