Over time, the tracks go out of alignment, the grease on the rails gums up, and the rollers seize or become dirty. Lubricate everything well, clean and re-align your sensors, and check your spring tension (if you have the slinky springs).
It's a metal door and it has the big wind up spring across the top. I wouldn't mess with that either. I'll have to find the destructions and try to check the sensor alignment. I imagine the tracks are out of alignment, kind of like everything else on this house with the ever shifting foundation.
