I am interested in knowing what you all think about selling a home with an in wall tank.

Do you think it's a turn off for those buyers who are not into fish?

Would you include a certain amount pre paid maintenance with the sale?

Would you remove the tank repair the walls?

I would remove the tank and repair the walls, unless I could find a SW addict to buy the house. I sold a house that had an outdoor pond that I had dug myself and the buyers made me fill it in before we moved out. Ouch!

You would think an in-wall tank would increase the value of your home, but in reality it does not.

It would be sheer luck to find someone who would appreciate the tank and just happen to be looking in the same area as your house, at the same time you were selling. It is similar to the garage conversion to extra bedroom scenario.

So to answer your questions

1- yes it would be a turn off to MOST people that are not into fish

2- no I would not include it in the price

3- yes I would remove the tank and repair the walls

Now...having said all of that you could still try and get lucky, but that may be a bad move because if it does not sell then the longer its on the market...it tends to make buyers wonder

I would list the house with it, with the option to keep it if wanted. Of course there would be a price adjustment. I have thought of this alot lately. I dont think it would be to easy to sell the house with it unless you just happen to have that kind of luck.

My tank is an inwall, I would most likely end up removing the tank patching the wall. Then I would have to figure out the room, remove it or not. I plan on being in my house atleast another three to four years.
So hopefully I can figure it all out by then.

The problem is that selling price on a home is based on appraisal. Appraisal is in turn based almost entirely on square footage and neighborhood. Amenities such as an aquarium are not usually accounted for in an apprisal because there are no comparable homes with an aquarium. Even something like a swimming pool doesn't really add that much to most appraisals.

If a home is appraised for $100K, and the selling price is $100K, no mortgage lender is going to give you more for the home to cover the cost of the tank. If, on the other hand, the buyer wants to make a seperate deal to purchase the aquarium for cash, that is OK. A built in aquarium can actually be a negative selling point in some cases.

Another reason to remove the tank and repair the wall before you sell the house, is because people are very concerned over mold damage, specially after most of the insurance companies stopped covering mold damage and hiked up their rates due to all the mold claims they were receiving.
